Residential Landlords

We provide a property management facility to landlords wishing to let their property and there are two levels of service to choose from:

Letting Only service –

  • Advise as to the likely rental income
  • Market the property, including ‘To Let’ signage if required and online advertising with our property portals
  • Undertake full references of prospective tenants including full credit check, employers and if applicable, previous Landlords
  • Prepare the tenancy agreement which will be an Assured Shorthold Tenancy, unless otherwise agreed
  • Take a deposit equivalent to one month’s rent plus £100.00 (or as otherwise agreed with the Landlord) to be held by the Deposit Protection Service as a legal requirement
  • At the end of a tenancy, authorise the return of the deposit, once the amount apportioned between the parties has been agreed. Confirmation would be required from both parties.

Full Management service –

Includes all of the facilities offered within the Letting Only service plus:

  • Collecting the rent each month
  • Carrying out routine inspections, the first of which will be within the initial six month period, and then at subsequent pre-determined dates.
  • Dealing with all routine issues throughout the tenancy.

Residential Tenants

After viewing one of our properties, potential vendors are asked to complete an application form. We utilise a company called Lets XL for referencing purposes and there is a fee of £60.00 (inc VAT) per person which is non-refundable if your application is unsuccessful.

In order to comply with Money Laundering Regulations, two forms of original identification are required for each applicant; for instance a current passport, driving licence, utility bill not more than four months old. It is important that original documents must be presented.

Once the referencing process has been complete we will furnish the landlord with the results. If references have been taken up for more than one applicant the landlord will be advised of this at the time and the choice of tenant will be at the sole discretion of the Landlord.

If you are successful with your application a tenancy agreement will be issued with a payment request for the Tenancy Administration fee which you will be required to pay (£150 including VAT), the first month’s rent and the deposit.

You will be contacted prior to the tenancy commencement date to arrange an appropriate time and date to visit the office to sign the tenancy documentation, which will include a record of condition, and to make the total move-in payment.
