The land is situated in a rural location a short distance from the settlement of Trelawnydd. The land benefits from swift lines of road communication throughout the general North Wales area with the A55 Express being close to hand.

Directions

To locate the land exit the A55 at junction 31 (McDonalds Roundabout), at the roundabout take the A5151 towards Prestatyn. At the next roundabout take the first exit and stay on the A5151. Follow the road along and prior to reaching the settlement of Trelawnydd the land can be found on the right hand side broadly speaking opposite Tre Abbot Bach.

Method of Sale

The land is to be offered for sale by public auction at 3pm on Wednesday 21st October 2020 at the main roadside field gate.

Contract of Sale

The Contract of Sale will be available at the offices of the auctioneers and solicitors seven days prior to the sale but will not be read at the sale.  The auctioneers will be at the farmgate fifteen minutes prior to the commencement of the auction to deal with any matters arising from either the contract of sale, the sale particulars or relating to the property generally. At the time appointed the sale will continue and thereafter no further queries will be dealt with and the purchaser will be deemed to have knowledge of the contract of sale and to have satisfied himself fully upon all matters contained or referred to therein, whether or not he has read them.

Deposit and Completion

The successful purchaser will be required to pay a deposit of 10% of the sale price upon the fall of the hammer. The signing of the contract of sale and the 10% deposit is legally binding on both parties and completion will occur in 28 days thereafter, unless stated otherwise at the auction.
