Location

The land is situated in an accessible location in Daw End, 2.5 miles (4 km) to the west of the town of Aldridge, 3.5 miles (5.5 km) north east of the town of Walsall and 3 miles (5 km) south east of the town of Bloxwich.

Directions

Heading south on the M6, take the exit at junction 10 and take the first exit at the roundabout onto the A454, continue for 0.9 miles and bear left onto the A4148, continue for 0.8 miles. From Walsall take the A461 Lichfield Street, at the roundabout take the first exit onto Lichfield Road continue for 1 mile then turn right onto B4154, continue for 0.5 miles then turn left onto Winterley lane at the Royal Oak pub, where the access to the land can be seen on your right at the rear of the pub car park.

Lot 1 - Guide Price £65,000 - £85,000

12.15 acres (4.920 ha) of land accessed off Bosty Lane. The land amounts to 8.25 ac (3.34 ha) of woodland and 3.9 acres (1.58 ha) of pastureland. The woodland area is designated as a Site of Special Scientific Interest (Daw End Railway Cutting SSS1) due to the exposures of Wenlock Shale rock. The old quarry is understood to also provide access to an underground cave network. The rocks and caves are also understood to be a roosting site for bats. Further information in relation to the SSSI, restrictions and possible grants available can be obtained from Natural England. Access is via a proposed new shared access off the B4154 Bosty Lane, which the purchaser will install. Plans approved by Walsall Borough Council are available from the selling agents.
