Tender Process

• Tender Applications must be provided by Monday 16th December 2019, set out in the Tender form document, available by request from Bagshaws.

• Tenders are invited for the 3 lots of land, as a whole or in any combination.

• The buildings are available for tender, but it is not essential for the tenant to take to the buildings.

• In tendering for the above land, the tenant agrees to sign and abide by the terms of tenancy agreement.

• The highest, nor any, tender needs to be accepted by the College.

Directions

The land is all easily accessible from the A449, approximately 1 mile to the south of Penkridge and approximately 1 mile to the north of the A5 at Gailey. Most of the land to the south and centre of the campus may be accessed from the drive leading to the Animal Zone. Land to the north may be accessed from the main college drive, (Penkridge Drive) however there is an access barrier (the code can be provided for inspections.)

To access the southern block of land; from the A449 proceed along the southern drive and turn right immediately before the Animal Zone car park, down the Tarmac driveway. Proceed along the Tarmac driveway around to the left and the land can be found at the end of the Tarmac driveway.

To access the central section, (South of Penkridge Drive Lot 2) access can be gained from the main drive, or the southern driveway by turning left into the large car park. Viewing is, on foot, from the northern end of the car park via a track which leads past the retained equine paddocks right through to the main drive.

The land to the north of Penkridge Drive (Lot 1) is from the track which is the first left off the Main Penkridge Drive, when entering the college.

Buildings

The farm buildings are located in the main campus buildings but fenced off to the west from the DIY horse livery stables and to the East from the college buildings.

• A large concreted area forms a good sized yard around which the farm buildings are situated.

• 7 bay (15 ft) + 1 (20 ft) bay cattle shed with central feeding passages and loose housing each side. There is handling facilities and a viewing gallery within this building. Adjoining this building and only divided partially by a breeze block wall is a single bay wide enclosed shed, with three stalls within, suitable as calf pens.

• Semi covered, 7 bay silage barn, all with concrete flooring, central concrete panel walls, previously used as cattle housing.

• Slurry store and effluent tank.

• 6 bay x 2 bay shed with one open side, currently set up with gates and water troughs for housing cattle.

• Farm office to first floor.

• 5 bay Livestock building with block walls and timber boarding over, with concreted floor and enclosed yard/ handling area to the southern end. Plus Workshop to the northern end.

• 7 bay x 2 bay multi-purpose shed, open sided to one side and Yorkshire boarding to one side currently in use as loose housing, (with 2 bay sections divided by concrete panel walls) with provision of water troughs, plus an enclosed storage section to top end.

• The land has been surveyed for precision cropping by SOYL and some soil analysis is therefore available.

Heads of Terms

• The Land is offered on a Farm Business Tenancy for a term of 6 years with a break clause at year 4 - available immediately.

• The Tenant is to be responsible for all hedge cutting, ditching and fencing.

• BPS Entitlements are available from the Landlords.

• The water will be sub metered from the college as required. The pasture fields to the south of the campus benefit from either mains water connection or a natural water source, whilst most arable fields to the north of the campus have no water connection.

• No shooting rights are to be included within the Tenancy, nor are they currently let out.

• The Tenants to provide proof of public liability insurance on signing the contract.

• The Tenant agrees to abide by all cross-compliance requirements as set out by the Rural Payments Agency or such other Government Body as shall become responsible for such matters.

• The Tenant agrees to abide by all requirements set out in the mid-tier stewardship agreement, ending in 2021 (further available upon request).

• There is no requirement to provide access to college students, however if the tenant is amenable to occasional pre-arranged and supervised access then please state in the tender application.

Countryside Stewardship

The permanent pasture grazing land to the southern part of the farm is managed as low input grassland.

Some of the fields are subject to hedgerow management options, (which have minimal requirements.)

There are some arable options which can be continued or discontinued as the Tenant requires.
