Location

The property is located on the outskirts of the small village of Dungworth, lying approximately 2.8 miles south-east from High Bradfield, and only 6.5 miles west from Sheffield City Centre. Directions

From the centre of Loxley, head west on Rodney Hill towards The Chase, then turn right onto Loxley Road. Continue west on Loxley Road for approximately 1.5 miles before turning left onto New Road (B6077). Continue along New Road for approximately 0.5 miles, then take a sharp left onto Briers House Lane (B6076). Continue for approximately 0.4 miles, then turn left onto Dungworth Green. Overage Agreements

The lots will be subject to an overage, providing that in the event of any non-agricultural or non-equestrian planning consent(s) (or prior notification approval(s)) obtained within thirty years of the completion date, the Purchaser (or successors in title) will pay the Vendors (or successors in title) 20% of any uplift in value arising from any such approvals or consents.

Purchasers Obligation

In the event of the purchaser of Lot 1 and Lot 2 being different parties, the purchaser of Lot 1 will be responsible for erecting a stock proof fence between points A and B, more particularly shown by pegs in the ground, within 28 days of completion.
