The site itself is located just north of Norton Canes village centre, opposite to Norton Canes Primary School and adjacent to Norton Canes High School, off Burntwood Road.

Norton Canes has a range of local facilities and amenities including a school, with Burntwood only being 2.5 miles away where further amenities including shops and a leisure centre can be found. Cannock town centre is located 4 miles distant and the city of Lichfield is only 7 miles distant.

The site benefits from excellent transport links to major commuter road networks, being just off the A5190 Lichfield to Cannock Road, providing easy access on to the A5 less than 2 miles away; junction 11 and junction 12 of the M6 approximately 6 miles and 7 miles away respectively and the M6 toll road junction T6 only 2.75 miles (4.5km) away. This greenfield residential development site extends to approximately 8.50 acres (3.443 hectares). It currently comprises of grassland in 4 parcels.

The site is currently accessed off Burntwood Road at No 71, and boundaries comprise of a mixture of mature hedgerow boundaries and post and wire fencing. The site benefits from outline planning permission for the erection of 65 residential dwellings and associated works and retention of 71 Burntwood Road.

The development will comprise of three, four and five bed properties in a mixture of semi-detached, detached and 6 two bed bungalows. The existing bungalow, No 71 and its plot extending to approximately 0.31 acres (0.126 ha), has been excluded from the sale, as shown on the site location plan. For the avoidance of doubt, the excluded area (blue outlined) remains within the red line of the planning consent plan on the front of this brochure.


From the M6 Toll T6 take the A5195 and proceed over the 1st roundabout onto the A5190 Miners Way. At the Burntwood Business Park Roundabout take the first exit onto Burntwood Road. Follow Burntwood Road for approximately 0.8 miles and the site is on the right, immediately after Norton Canes High School, as indicated by our “For Sale” sign. From Lichfield, take the A5190 through Burntwood and at the Burntwood Business Park Roundabout take the Burntwood Road towards Norton Canes and proceed as above.

General Information


Outline Planning Permission has been granted by Cannock Chase Council; planning application number CH/13/0020 as determined on 19/12/2017, subject to conditions and reserved matters. A copy of the planning permission is available from Bagshaws. The development will be liable to pay CIL, an application to be made with Reserved Matters application.

Section 106 Agreement

The Section 106 Agreement has been agreed with Cannock Chase District Council and Staffordshire County Council, dated 19th December 2017. A copy is available from Bagshaws.

The agreement incorporates:

20% Affordable Housing comprising 3 shared ownership units and 10 social rented units.

Cannock Chase Special Area of Conservation contribution of £14,365.

Some of the public open space, extending to approx. 0.41 ha (1 acre) has been identified within the planning permission as Habitat Land, in the North Eastern corner of the site. A maintenance programme is to be agreed with the Council and the POS is to be transferred either to the Council or a private management company, to be approved by the Council who are experienced in the management of public open space, managing sensitive wildlife habitats including SSI’s and being a non-profit making company (other conditions apply).

Upon any transfer to the Council, the relevant sums of the Public Open Space Maintenance sum of £84,581.76 are to be paid, comprising of: £16,050 Habitat Area, £28,838 Access Corridor, £39,692 Onsite Open Space. See s106 for detail.

There will be an education contribution of £154,434.

The extent of the s106 agreement is the extent of the planning consent which includes the bungalow No 71 which is excluded from this sale. The buyer of the development land will therefore be required to indemnify the Vendor and owner of No 71, against all costs under the s106 agreement.

A site investigation report has not been carried out as one was not required for the outline planning application. It is believed that the site is not contaminated, however historical landfill has been identified at the adjoining former railway line from circa 1958 – 1965, but the property and the neighbouring railway line have not been identified as contaminated land (under Part 2A of the EPA).


It is understood that there are no services attached to the land, but mains water, electricity, gas and drainage are assumed to be available in Burntwood Road. Interested parties must satisfy themselves as to the availability and suitability of these services.
