The woodland is located just outside of the Peak District hamlet of Abney, itself 3.3 miles from Hathersage, 11.4 miles from Bakewell and 13.5 miles from Sheffield City Centre.
From Hathersage head on the B6001 towards Bakewell. Shortly after driving over Leadmill Bridge, take the next right signposted Abney (opposite The Plough Public House). Remain on this road until passing through the village of Abney after which is the woodland, indicated by our “For Sale” board.
The property comprised three lovely parcels of woodland collectively amounting to 2.43 acres together with two attractive woodland ponds and stream. The property is readily accessed off the unnamed adopted highway, with a 15’ gate off the road leading to an unsurfaced ride.
The woodland is comprised of semi mature species made up primarily of Ash, Sycamore and Larch, with more minor canopy species including Scots Pine and Sweet Chestnut. The two ponds are fed by natural watercourses, with the upper pond feeding the larger, lower pond. The property affords a varied habitat for wildlife and offering recreational opportunities including overnight camping, subject to local planning regulations

Method of Sale
The property is offered by way of informal tender. All bids must be submitted on the prescribed tender form and must be received by the Bakewell office of Bagshaws LLP by 12 noon Wednesday 16th October 2019. Envelopes should be clearly marked “Abney Woodland Tender”.
Rights of Way, Wayleaves and Easements
The property is sold subject to and with the benefit of all rights of way, wayleaves and easements that may exist whether or not they are defined in these particulars.

The property is sold freehold with vacant possession upon completion.
Fixtures, Fittings and Stock
The sale includes fixtures and fittings and fish stocks within the lake. Bagshaws are not liable in any way for the quality or quantity of the fish stocks, nor any death or disease that may affect such stocks. Purchasers must satisfy themselves as to the quality and quantity of the fish stocks prior to purchase.
Commercially managed woodland can qualify for 100% relief from Inheritance Tax after two years of ownership. The sale of timber is exempt from Income and Capital Gains Tax.
