The sale of this land offers the opportunity to purchase a parcel of grassland amounting to approximately 6.03 acres (2.44 hectares) , on the edge of a popular hamlet, nearby to Ogston Reservoir. The land is split into two fields, with one roadside access point. The ground is currently all down to grass and is all suitable for both mowing and grazing of all livestock.
The land is situated in a semi-rural location on the edge of the hamlet of Ogston, with road links to nearby towns of Chesterfield (7.9 miles) Matlock (4.7 miles) and Bakewell (13.2 miles)
Travelling southbound on the A61 from Chesterfield, pass through Clay Cross shortly thereafter taking a right hand turn onto the B6014 at the White Bear Public House, continue on this road for approximately another 2.5 kilometers, passing the reservoir on the left hand side. The land will be indicated by our For Sale board on the right hand side.
We are not aware of any services connected to the ground, however mains water was disconnected as the land was in arable production. Therefore this may be able to be reconnected but no guarantees are given and buyers should undertake their own enquiries into this.

Deposits & Completion
The successful purchaser will be required to pay a deposit of 10% of the sale price upon the fall of the hammer. The signing of the Contract of Sale and 10% deposit is legally binding on both parties and completion will occur within 28 days thereafter, unless stated otherwise at the auction.
