Description:
The Stables are situated on one side of Drover’s Way in a convenient yard with direct across Drover’s Way to the fields.

Location:
The land is situated along Drover’s Way which is a no through lane giving privacy and seclusion.

Directions:
From Ambergate proceed on the A610 towards Ripley and after about a mile take a turning on the left sign posted to Crich Tramway Museum. Immediately after the tunnel under the railway turn right onto Drover’s Way. Proceed along Drover’s Way for approx. a hundred yards, and having passed under a tunnel the stables will be found immediately on your left hand side and the fields on the right hand side.

Land
The grassland is essentially divided into two areas, a paddock immediately opposite the stables and from there one passes under the railway into the more extensive area of grazing.
NB: The land has not been grazed for a number of years and is overgrown.

It is a very pretty, hidden away area and the fields are bordered on one side by the River Amber with the fishing rights on the single bank forming an attractive addition to the property.
