Location
The land is situated to the north of Millers Dale and comprises the southern section of Monk’s Dale as edged RED on the plan.
National Nature Reserve
The land forms part of the Derbyshire Dales National Nature Reserve, which is managed by Natural England. The land comprises a mosaic of different habitats, primarily grassland with scrub and with areas of open woodland, and with steep slopes and rock outcrops in places. It is designated as a Site of Special Scientific Interest and Special Area of Conservation and many of the habitats and species present are of national and international importance.
Grazing Requirements
The grazing requirement is for the year -round grazing of hardy breed cattle at a stocking density of 10 Livestock Units (this equates to 12 hardy breed cattle at 0.8 LSU/head), noting that the field parcel cross-hatched PURPLE on the plan (c.2.79ac/1.13 ha) shall be closed to grazing from April to the end of July due to its floristic interest.
Successful Applicant
The successful applicant must have cattle that are suitable for year-round grazing of the land and be experienced in managing grazing of similar sites. Preferably the cattle should be accustomed to grazing similar sites in terms of topography and with a mix of grass/scrub vegetation growth. Moreover, given the public access set out below, it is essential that the cattle exhibit a calm and quiet temperament.
Access to the land with livestock
Access to the land with livestock is along the track as shown edged BLUE on the attached plan. The track is not passable with vehicles along its full length so livestock will therefore need to be walked in along the track. Potential applicants are asked to familiarise themselves with the access before applying.
Services
There is currently no mains water to the land however a stream and natural springs are present.
Access & Rights of Way
The land is crossed by public rights of way and permissive paths, and is registered Open Access Land. The grazier is responsible for ensuring that rights of way are not obstructed.

Reserved to the Landlord.
Viewing
The land may be viewed at any reasonable time when in possession of a copy of the Particulars or Tender Form. NB. A copy of the general site risk assessment is available from Bagshaws and should be requested before viewing the land.
The land MUST be inspected before an application is submitted.
Licence Agreement
The licence agreement will commence on the 25th October 2024 and end on the 24th October 2025. A copy of the licence agreement and accompanying grazing risk assessment is available on request. There is the potential for a further licence as set out within the Tender Pack.
