From the A5 at Brownhills West heading East from North Lanes, take the second exit at the roundabout onto the A542, Chester Road, at the Aldi roundabout take the second exit and continue on the A452 for approximately 2.6 miles (4.2km) proceeding over the Shire Oak Cross roads. After the Shell station, take a left onto Gravelly Lane, continue for approximately 110m where you will see the land on your right, identified by a Bagshaws ‘For Sale’ board.
The property comprises pasture land, amounting in total to 10.22 ac (4.14 ha), available in two lots. Both lots are accessed over a shared access track, (edged brown on the plan), being approx. 4m wide off Gravelly Lane, which then widens to 7m at the gateway down to the lots and comprises compacted grassland.

Method of Sale:
The property is to be sold by public auction on Wednesday 20th July 2022, at Uttoxeter Racecourse at 3pm.
Deposit and Completion:
The successful bidder will be required to sign a Contract for the sale of the property immediately the auction finishes and to pay a deposit equivalent to 10% of the sale price either by cheque or bankers draft. The sale of each lot is subject to a buyer’s fee of £400 + VAT (£480 inc. VAT) payable on the fall of the hammer.
