Description
The land extends in total to approximately 22.47 acres (9.09 hectares).

The pasture is situated in a desirable ringfenced block, and considered suitable for a mixture of both mowing and grazing for all types of livestock, and bounded by way of hedgerows, supplemented by post and wire fencing. The land was found to be principally gently sloping in gradient, with the field situated furthest north, more scrub like, undulating, and steeper in gradient. Further to this, the land benefits from a natural water supply and a right of access off Broad Way Lane (edged BLUE on the plan).

The land is classified as Grade 3 and 4 under the MAFF Agricultural Land Classification scheme, and classified as having slowly permeable, seasonally wet, acid loamy, and clayey soils; which is common to much of the land within the area.
