Area Map
The second lot is shaded blue on the plan and extends to approximately 13.24 acres (5.36 ha). It comprises a block of upland grazing with separate roadside access.

The property is for sale by Public auction on the 25th September 2023 at the Agricultural Business Centre, Bakewell.

Lot A
The principal lot includes the farmhouse, adjoining traditional barn and land extending in all to approximately 22.28 acres (9.01 ha), as shown edged and shaded in red on the plan.

Access from the highway is via a right of way over adjoining land, but the owner of that land has indicated a willingness to sell a 7 metres strip which would give the owner of Old Corners Farm a greater degree of control.

The land has historically been farmed in an environmentally friendly way, and is host to a wide array of wildlife and birds.

Farmhouse: The stone-built farmhouse is located within the heart of the land holding. It is constructed from stone with dressed stone quoins and window detailing, under a pitched roof with a stone slate roof. The accommodation offers two reception rooms, kitchen and 3 bedrooms. Mains electric has just been connected, but there is no mains water supply. The farmhouse has been maintained, and provides a blank canvas for a purchaser.

Stone Barn (60ft x 19ft (18.3m x 5.8m)): A traditional stone barn adjoins the farmhouse. Being two storey the barn is divided into various loose boxes and stores. The building may offer scope for alternative uses, subject to the relevant consents.

Garden: Positioned to the front and side of the house, a predominantly grassed garden is bounded by stone walls. There is a small stone barn situated within the garden.

Land: As previously stated, the land is host to a wide array of wildlife, flora and fauna. It is classified as being an SSSI (Site of Special Scientific Interest) and had previously been part of an Environmental Stewardship Scheme. It is considered that it could be entered into one of the newer schemes. The land is classified as Grade 4 and 5 under the MAFF Agricultural Land Classification and predominantly used for grazing, although parts could be mown.

Lot B
The second lot is shaded blue on the plan and extends to approximately 13.24 acres (5.36 ha). It comprises a block of upland grazing with separate roadside access.
The buyer of Lot A will have first chance to purchase Lot B at a fixed price of £40,000. If the buyer does not wish to purchase Lot B, it will then be offered by auction in the normal way.

Directions
Heading northeast out of Leek on the A53 towards Buxton, continue along the road for approx. 5 miles. Turn left onto Hazel Barrow Lane, just before the Winking Man Pub on the right, signposted for Gradbach. Follow the lane for approx. a mile and a half, before bearing right as the road forks, signposted for Gradbach. Continue straight for approx. 700 yards, the property can be found on the left hand side, as indicated by our for sale board.
