Area Map
An interesting, diverse and useful block of pastureland, split into four well balanced field parcels and intersected by Footherley Brook. This land has potential to be enhanced for either improved productivity or delivery of greater environmental benefits.

Description
The land offered for sale is an opportunity to purchase an interesting, diverse and useful block of pastureland extending to approximately 25.36 acres (10.26 ha). The land is split into four well balanced field parcels. Footherley Brook runs down the centre of the pastureland from north to south, with a culverted access over the land towards its centre and a ford crossing over the brook next to it's north boundary.

The land is enclosed to its perimeter by stock proof post and wire fencing and mainly well maintained mature hedgerows. Sheep have grazed the land for a number of years, with cuts of silage also taken. Some areas of the pastureland lie wet, with rushes present in the sward. There is considered to be scope for improving the current field drainage, if the successful purchaser desired to increase the land's productivity. Alternatively, the land is presently managed for agricultural purposes but could potentially be enhanced for delivery of greater environmental benefits. The entrance to the land is via a gated access point off Moor Lane. A hard access track runs from this gateway up the full extent of the eastern boundary.

Location
The land is situated in a rural but accessible location, to the south west of the village of Shenstone, and with good road connections to Lichfield (6 miles) and Sutton Coldfield (4.5 miles).

Directions
From Lichfield, take the Birmingham Road (A5127) travelling south. Continue on the A5127 for approximately 1.3 miles out of Lichfield towards Shenstone. At the roundabout take the second exit to stay on the A5127 (Birmingham Road). At the next roundabout take the third exit to stay on the A5127 (Birmingham Road). After approximately 0.5 miles take the second exit over the roundabout in Shenstone and continue to stay on the A5127 (Birmingham Road) for 1.9 miles, then take a right hand turn onto Footherley Lane. Continue for approximately 0.5 miles, then take the second left hand turn off Footherley Lane onto Moor Lane, where Moor Fields are located on the right hand side at the end of the lane, after about 0.5 miles and as indicated by our 'For Sale' board.
