The property is accessed direct from Palerow Lane which leads from a gated entrance to a parking area and hard standing, further access to the fields. The vendors established a free range poultry unit selling hen, duck, quail and goose eggs under the well known brand name Derbyshire Yolk which became a successful and well known local business. The brand name and its associated website are included within the sale should a purchaser wish to resurrect the business . In 2022 the original buildings were destroyed by an accidental fire now leaving the site to be redeveloped with a new purchasers wishes.

Langcress Farm is sold with approved planning permission for seven buildings along with temporary permission for a mobile home.

It has been a free range poultry farm for Hens, Ducks, Quail and Geese. However, the possibilities are outstanding for the development of a business tailored to the equine or tourism market.

The farm consists briefly of 13.97 acres split into four fields. It benefits from it own spring and power is obtained by a 6.5kw generator. It is also worth noting that planning is granted for a solar array and to be installed onto the approved buildings and a water treatment system. The land is divided by stock netting into four fields. A substantial hard standing yard has been laid with gated access to all fields. Concrete pads have been laid to 5 buildings, two of which have been built.
The land is sited on a predominantly level plot and well drained, yielding a good mowing crop three times per year.

This offer is an outstanding opportunity to create and grow a business within a mix of industries with the planning already complete for the buildings to be placed.

The holding is situated on Palerow Lane, near Shottle, Belper, Derbyshire.

From Ashbourne take the A517 towards Belper and as approach the top of the hill in Shottle Gate take a left turn signed to Shottle. Follow the road through Shottle and Palerow Lane will be found on your right hand side. Proceed along Palerow Lane almost the far end (heading towards Belper Lane End) and the property will be found on the left hand side.

The land is all laid to pasture and is in good heart with level fields. To the west of the land is a brook and area of native trees.

In situ is a Redwood two bedroom mobile home (35’ x 12’) and a large farmyard area where planning permission has been granted up to 9 buildings and inspection will show that concrete pads and foundations have been laid for five of the buildings.
