A rare opportunity to acquire a level block of grassland on the edge of Breadsall village. The land is divided in to 3 evenly sized parcels, one of which is split into separate pony paddocks. The fields are very level, situated at about 50 metres above sea level, and suited to mowing or grazing. The fields are bounded by a mix of hedge and fence. Dam Brook runs through the centre of the land and Boosemoor Brook runs along the Northern boundary.

The land is located off Rectory Lane in the village of Breadsall on the edge of the city of Derby. The land lies between Breadsall village and the A38/A61 road junction. 2.5 miles North of Derby City Centre.

From the North, heading South on the A38 take the first exit from the A38 roundabout at Little Eaton and head South on the A61. At the first roundabout take the first exit towards Breadsall. In Breadsall village take the first left on to Rectory Lane and the entrance is recessed on the left hand side after a further quarter of a mile.
From the South, heading North on the A38 take the third exit from the A38 roundabout at Little Eaton on to the A61. Follow the above directions.

Special Conditions
