The woodland extends to approximately 3.13 acres (2.37 ha) in total and comprises established Norway spruce trees in mid rotation. The woodland is relatively level with an area of grassland around the boundaries and gated access leading from Summer Lane.

The land is situated in a rural location west of the popular market Town of Wirksworth, with access onto the road connection to the surrounding areas. The land lies approximately 0.75 miles to the West of the centre of Wirksworth, 5.5 miles to the South of the Market Town of Matlock and 9.5 miles to the North East of Market Town of Ashbourne.

To locate the woodland, from Wirksworth Town Centre, head out of the town on the B5023 south towards Belper. At the small traffic island take the right-hand turn onto Summer Lane. Proceed to the end of Summer Lane continuing onto a stone track on the right-hand side. Follow the track around a left-hand bend and the woodland will be on the left-hand side, indicated by the Bagshaws ‘For Sale’ board.

Method of Sale:
The land is offered for sale by public auction at 3pm on Monday 27th March 2023 at The Agricultural Business Centre, Bakewell, DE45 1AH.

Deposits and Completion:
The successful purchaser will be required to pay a deposit of 10% of the sale price upon the fall of the hammer. Please note that proof of identification must also be provided to comply with the Money Laundering Regulations 2017. The signing of the Contract of Sale and 10% deposit is legally binding on both parties and completion will occur within 28 days thereafter, unless otherwise stated at the auction. The sale of each lot is subject to a buyer’s fee of £500 + VAT (£600 inc. VAT) payable on the fall of the hammer. Conditions of Sale:
The Conditions of Sale will be deposited at the office of the Auctioneers seven days prior to the sale and will not be read at the sale.
