The sale of this land offers an opportunity to purchase a parcel of agricultural land extending to approximately 48.10 acres (19.47 ha). The land is all down to grass and suited to the grazing of livestock, with some fields suited to mowing. The land is in good heart and is bounded by post and wire fencing. The land has two gated access points off the road.

The land is situated in a rural but accessible location, to the north east of the village of Thorncliffe, and with good road connections to the town centres of Leek (3.2 miles) and Buxton (8.5 miles).

To locate the land, from Leek town centre head north on the A523 signposted for Buxton and merge onto the A53. After approx. 600 yards turn right at the crossroads onto Thorncliffe road. Follow this road for approx. 2.5 miles, passing through the village and climbing up the hill. The land will be situated on the left-hand side shortly after the lay by and identified by our ‘For Sale’ board.

No mains services are connected to the land. There is a natural water supply.
