Over £4.4 million property sold

 

 

On what may be the hottest ever day in the UK, a large crowd gathered at the ABC in Bakewell, where 18 lots were on offer. The large concourse comfortably accommodated the masses, and provided some respite from the relentless heat.

 

The temperatures outside were reflected by heated bidding both from not only those gathered in the room, but parties online.

 

There was strong demand, with a number of people competing to bid on lots.  The results can be summarised as follows:

£4.48 million of property sold

 

With hundreds of interested parties gathered in the main concourse of the Agricultural Business Centre, the prospects looked good for a successful sale of the 19 lots on offer, and the portents proved right, with phenomenal prices being realised under the hammer of Bakewell Partner, Ed Lawley.  Bidding was strong and swift throughout with a range of differing buyers helping to drive prices.

 

Some highlights included Windmill Farm at Kirk Ireton, a detached farm and buildings in need of refurbishment within 5.89 acres achieving £792,000.  47 acres of good grassland at Priestcliffe released £710,000 (£14,831/ac) at the fall of the hammer. A traditional stone barn at Priestcliffe sold for £252,000, and Tophill Farm at Ible achieved £680,000. However, almost without exception, all lots did tremendously well.

The auctioneer, Ed Lawley commented;

 

“Today illustrates the best of the auction system.  With more than 300 people in attendance, we saw many bidders competing to secure properties, that resulted in some very strong prices; in many cases far more than the vendors could ever have imagined!”

 

The prices achieved, many well in excess of the guide prices, show how the competitive environment of a live auction can really push prices for the right type of property.

Uttoxeter Land and Property Auction – July 2021

 

Uttoxeter Property Auction

 

Wednesday 21st July was our first Uttoxeter property auction since September of last year albeit that we have continued to sell property by tender and private treaty.

 

Originally due to have eight lots go under the hammer only four were forward as three lots (The Borough’s Barns and two lots of land at Hixon) were sold prior and the building plot at Doveridge withdrawn.

 

Of the lots forward, we saw good interest in the Old Offices at Modershall which was sold at £330,000, 50.75 acres of land at Elmhurst, Lichfield received spirited bidding from several interested parties finally selling at £565,000, 1.46 acres of land adjoining the Trent at Handsacre was also keenly fought over, finally realising £43,000. The only lot not sold was 12.89 acres of pasture land at Rugeley which received post sale bids but is currently still available.

 

All in all it was a very good result with six out of the eight lots being sold and those sold on the day receiving good bidding showing the benefit of a traditional and transparent auction sale which always end with an exchange of contracts on the day for the successful sales.

Bakewell Land and Property Auction – November 2021

Today’s property auction at Bakewell was the last of an unusual and unprecedented year. A year that has seen some extraordinary results in the auction room, and a very strong year for our rural property sales more generally.

 

Following Brierlow Bar Farm being postponed until next year, and two lots being sold prior (land at Sheldon and The Old Cheese Factory, Grangemill) there were six lots on offer today.

 

The first three lots offered comprised 14.11 acres at Robin Hood, Baslow, 8.8 acres of land and building at Great Longstone and 14.43 acres at Hulme End.  These properties sold for £13,820/ac, £21,818/ac and £10,602/ac respectively, indicative of the strong demand for land.

 

1, Pomeroy Cottages sold immediately after auction.  Accounting for sales before, and immediately after the auction, a total of over £1.2 million was realised. Ellergreaves Farm, Ashbourne and Westhaven/The Beeches, Chelmorton are still available so please contact the office if these are of interest.

Bakewell Property Auction – September 2021

Bagshaws LLP – Bakewell Property Auction – Monday 20th September 2021

With eight lots being entered into the Bagshaws Bakewell Property Auction at the Agricultural Business centre, a strong crowd watched all but one of them sold with some incredible prices realised.

Lot 1 was the Land off New Road, initially in our May auction and postponed until September, the delay didn’t cause any less interest and we were off to a great start with it achieving £44,000 (£55,000/ac)

Lot 2, Brierlow Bar Wood, Buxton reached a bid of £24,000 (£11,009/ac) with some spirited bidding from a number of interested parties.

Lot 3 was the much-desired Land and Buildings off Meadow Lane in Tideswell, arguably the highlight of the auction as the hammer fell at £83,000 (£92,222/ac) which certainly exceeded the expectations of many.

Lots 4 and 5, Land off Alabaster Lane at Cromford, Lot 4, 3.07 acres and Lot 5, 12.38 making £36,000 (£11,726/ac) and £90,000 (£7,269/ac) respectively.

The grassland off Valley Road, Hayfield came in at lot 6 and made £48,000 (£28,915/ac)

In at Lot 7 was the first of the residential properties, Denhills, Ashbourne Lane, Chapel en le Frith, a two-bedroom bungalow in need of a comprehensive renovation programme sold for £345,000.

Lot 8 was Brookfield Grove, Ashford in the Water which did not meet the reserve in the room, the property has returned to the market to be sold by private treaty, any interested parties are invited to contact the Bakewell Office.

Westhaven/The Beeches at lot 9 was postponed due to Land Registry delays but we are pleased that it will be offered in our next auction.
