Some remarkable results – Over £1.45m realised

The conference room at the Agricultural Business Centre was fit to burst when the auction got underway, with sixteen lots to be offered under the hammer.

The prices achieved were almost universally strong, again demonstrating the value of auction for the right properties.

Bakewell Property Auction – 22nd May 2023 – over £2.28 million realised

The Agricultural Business Centre once again played host to the Bagshaws LLP property auction, with 12 lots being offered on the day.

The room was full with interested parties, and this was reflected in the large numbers of active bidders. The lots were varied, ranging from woodland, arable and pasture ground together with a small holding.

The results can be summarised as follows:

The properties known as Land at Little Hucklow and Land at Ripley were not offered, as they have been postponed until our next auction in July.

Land at Hulme End and Land at Wirksworth were sold prior, however the 2 lots of land off Summer Lane, Wirksworth remain available at the time of writing, so should it be of interest, then do contact your local Bagshaws office.

  • 4.77 acres at Kirk Ireton – £88,000 (£18,448/ac).
  • 0.74 acres of land at Barlow, with some ‘hope value’ – £200,000 (£270,270/ac).
  • 1 acre at Tideswell – £70,000 (£70,000/ac)
  • 4.71 acres at Tideswell – £82,000 (£17,410/ac)
  • 14.95 acres at Over Haddon – £130,000 (£8,695/ac)
  • 7.59 acres at Over Haddon – £135,000 (£17,786/ac)
  • 3.31 acres of woodland at Summer Lane – £55,000 (£17,571/ac)
  • 11.83 acres at Eastmoor – £180,000 (£15,215/ac)
  • 9.31 acres of land at buildings at Monyash – £250,000 (£26,852/ac)

Both 3, Malthouse Cottage and the properties at Moor Edge, Birch Vale remain available at the time of writing. Rudyard Memorial Institute was withdrawn.

 

The agricultural land off Summer Lane, Wirksworth was sold prior, with 7.95 acres at Heage Road, Ripley was deferred until our next auction on 22nd May.

Uttoxeter Land and Property Auction – July 2022

 

 

The July property sale at Uttoxeter managed to coincide with a drop in the temperature to a more bearable level but with a good number of people in the sale room the temperature soon rose. That was certainly the case for the 2.54 acres of land off Nabb Lane in Alton which scorched away to £96,000 (£37,795/a) with a number of bidders hoping to end up with the ground but only one lucky buyer! Crowfoot Farm near Church Broughton with 8.53 acres of land and in need of refurbishment, again found good interest and was secured by the final bidder for £530,000 which was towards the top end of the guide price. Unfortunately the two paddocks off Gravelly Lane in Stonnall failed to find a buyer under the hammer but have received interest after the sale but as yet are still available.

 

Remember, that when selling by auction, after successful bids there is an exchange of contracts on that day and completion usually 28 days thereafter as well as a 10% deposit taken on the day of the sale, so you know that you’ve sold! Uttoxeter Land and Property Auction – May 2022

Wednesday the 25th of May saw the Bagshaws Uttoxeter Property Auction take place at Uttoxeter Racecourse.

 

 

There was a full room of interested parties for the properties available and it resulted in a 100% clearance. There were originally five lots consigned but with one of those selling before auction, 5.98 acres off Oldfields Lane Snelston, the remaining four received strong bidding from the thirty bidders that had registered for the day.

  • Commercial barns at Doveridge (ex agricultural buildings) £189,000
  • Sweet Meadow Farm, Dagdale (barn conversion) £340,000
  • 28.02 acres off Sides Lane at Snelston £270,000 (£9,636/a)
  • 4.91 acres off Sides Lane at Snelston £85,000 (£17,311/a)

 

This goes to show that with the current strength in the property market, if the individual property suits a sale by auction then the results are there to be seen both at Uttoxeter and the Bakewell sale on Monday.

Over £4.4 million property sold

 

 

On what may be the hottest ever day in the UK, a large crowd gathered at the ABC in Bakewell, where 18 lots were on offer. The large concourse comfortably accommodated the masses, and provided some respite from the relentless heat.

 

The temperatures outside were reflected by heated bidding both from not only those gathered in the room, but parties online.

 

There was strong demand, with a number of people competing to bid on lots.  The results can be summarised as follows:

£4.48 million of property sold

 

With hundreds of interested parties gathered in the main concourse of the Agricultural Business Centre, the prospects looked good for a successful sale of the 19 lots on offer, and the portents proved right, with phenomenal prices being realised under the hammer of Bakewell Partner, Ed Lawley.  Bidding was strong and swift throughout with a range of differing buyers helping to drive prices.

 

Some highlights included Windmill Farm at Kirk Ireton, a detached farm and buildings in need of refurbishment within 5.89 acres achieving £792,000.  47 acres of good grassland at Priestcliffe released £710,000 (£14,831/ac) at the fall of the hammer. A traditional stone barn at Priestcliffe sold for £252,000, and Tophill Farm at Ible achieved £680,000. However, almost without exception, all lots did tremendously well.

The prices achieved, many well in excess of the guide prices, show how the competitive environment of a live auction can really push prices for the right type of property.
